The definitions of Project Management are many and varied frequently depending on Client’s particular requirements: interfacing with an in-house resource or assembling external Consultants our philosophy remains the same. Completion on time, to budget and to an agreed specification. We will advise on all aspects of the project documentation and liaise with Tenant and Funders agents as required.

Project Monitoring

Acting on behalf of Funders, Purchasers and Tenants our Monitoring service ensures that 3rd party interests are properly protected. Projects are assessed as part of our “due diligence”, monitored throughout the construction operation and handed over in line with expectations. Financial certification and/or monitoring can be part of the brief, as well as approval of tenants fitting-out proposals.

Architectural Services

From computer surveys generated on site our team blend their skills and capabilities to produce design and detailing of the highest quality. Working within parameters set by existing buildings frequently Listed or on Greenfield sites we develop our designs with efficiency and buildability to the fore. Our architectural skills and knowledge of market requirements of both Fund and Tenant allow us to service virtually all building types. Conservation expertise and knowledge of traditional forms of construction enables the company to specialise in working with Listed Buildings and in Conservation Areas. ....

 

Pre Purchase Survey

We provide practical, easy to read surveys, appraising the client of the condition of any type of property. The reports can be used in negotiations prior to conclusion of property transactions or as a method of determining maintenance requirements. Where necessary, our reports encompass specialist advice, commentary on lease terms relating to the building fabric, together with identification of development potential. Our survey reports can be tailored to the requirements of a single building inspection or to portfolio appraisals.

Dilapidations

The liabilities which devolve upon a tenant or indeed a landlord under certain circumstances for dilapidations have become considerable in recent years. Differing laws between English and Scottish legal systems cause confusion in this regard. We frequently consider lease terms, compile schedules of dilapidations and, where appropriate, negotiate with the Landlord/Tenant.

Fire Insurance

Insurance premiums and the scale and frequency of fire losses are escalating at an alarming rate. It is essential that adequate cover exists for your property and that this cover is regularly reviewed and updated. Detailed surveys and reinstatement assessments are prepared in conjunction with the client’s brokers. This service can be expanded to review fire precautions, risk assessments, means of escape etc and advice and responsibilities and liabilities under the various relevant legislative acts.

Schedule of Condition

We frequently prepare Schedules of Condition, either for annexation to leases to record the condition of buildings at the outset of a lease or prior to commencement of major construction operations. We have recently completed such exercises for three major office buildings in the centre of Glasgow, a shopping centre and to the surrounding buildings for the new Harvey Nichols development in Edinburgh.

Maintenance

Whether to protect the working environment or enhance an organisation’s reputation, many companies are now appreciating the benefits of operating from a well maintained property. David Hood Consulting are experienced in maintenance audits, planned preventative maintenance programmes, budget costings and advice on the most appropriate methods to be adopted.

Legislative Advice

The practice frequently advises in relation to the extensive array of Health and Safety legislation, Disabled Discrimination Act, Glazing Regulations, Fire Regulations and will undertake Health and Safety Audits for all types of buildings. We have completed such a service for a portfolio of premises owned by a major institutions.
